Buildings need continual maintenance and repair. How do you determine which buildings in your portfolio receive the time, attention, and dollars that they deserve and need? How do you decide how much money to allocate to each building?
Allocation of Funds
In today’s world, it no longer makes sense to distribute funds equally across your buildings. You need a Capital Financial Plan that will carry you into the future with realistic budgets as part of your Facility Master Plan.
F&D International has a system to categorize your projects and gather data to present to stakeholders. We use our facility asset database to help you track and manage your assets, as well as your repair and maintenance costs. We will assist you allocate dollars effectively across all of your capital projects, allow you to adjust your budgets quickly as new issues arise and communicate effectively to your stakeholders and facility managers across your entire building portfolio. Our database will allow you to demonstrate the details (both best and worst) of your buildings with comprehensive reports.
We have a system with a list of 5 project categories to help guide the prioritization of your projects. While each of your facility needs may vary, through our experience in Facility Condition Assessments, Asset Management and Capital Planning, we have examined hundreds of buildings and we have found that these project categories are typical:
Life Safety Projects
These projects are considered a top priority in a public setting.
Code Compliance Reports
ADA falls into this category. We suggest a proactive vs a reactive approach to ADA compliance and barrier removal. DOJ requires, under Title III that an ADA Transition Plan be in place.
Return on Investment (ROI) Projects
Our prioritization of projects will result in paybacks, energy savings, maintenance savings, and revenue generation.
Standards of Service Projects
As your buildings age, the demographics of your users may change as well. Is your overall goal the same? It makes sense to allocate dollars towards projects what will keep you current with technology and the demands of your target audience.
Opportunity Cost Projects
Want vs. need issues fall into this category as well as capital projects that can show a cost differential if performed in the near term vs. waiting. We will help you present a plan that will show cost differentials.
Capital Plan Scoring
One you have your categories in place, it is time to score them. We use a rating system that is widely accepted across a variety of industries that is formulated into a Capital Plan and Master Plan for your facilities.
